Detailed Plan approved by Vilnius municipality to build 24.000 sq.meters administrative use office building/trade centre. The name for the project - “Business Terminal 2021” was created on purpose to demonstrate the close proximity to the airport, with the idea to have full scope of add value services for the future tenants, incoming tourists, people working in the neighbourhood. The business centre will have offices, co-working spaces, shopping/retailers, events and conference management services, restaurants/coffee places/bars, kinder garden, barbers, gym, cleaning services, lounge areas, electric car charging, large parking area.
Land plot is located in the fastest development area in Vilnius in the territory between Naujininkai City district, Kirtimai area and the International Vilnius airport territory. In the adjacent area, there is a major bypass road to Minsk - Kaunas, and it is in the closest proximity (just over the road in the opposite side), there are major retailers such as: IKEA, NORDICA-SENUKAI, DECATHLON, PARK INN Hotel is to be built in the nearest future, PORCHE showroom. In the neighbouring plot there is “WINGS” Business centre a hub dedicated to International Pilots’ teaching services.
Dariaus and Girėno street is the main road which leads directly from the city to International Vilnius airport. From the land plot to the airport is just 1 km. distance. The distance to the city centre - 3,5 km., distance to the major roundabout leading to the second largest city in Lithuania, Kaunas - Minsk Road, - 0,75 km. IKEA shopping centre will be connected with the area by building the bridge over the existing railways, separating the land plots.

The architectural building solution including facades has to be of high standards and quality, so that the architecture of the building would stand out in the area. Clear and functional building zoning and rational layouts. Convenient access to the parking zones. Building has to be innovative and cost saving in terms of engineering solutions. “Business Terminal 2021” - is dedicated to the international and local companies who seek well established and easy connection with the world. Fast and convenient access to the main local and international highways, roundabouts, connecting major cities, business areas.
BUILDING FUNCTIONAL ZONING
The building will be divided into such functional zones: Ground floor multifunctional area - business centre reception/hallway with big Atriums, Flights information stands, retail & shopping, restaurants/bars, business lounge areas, other services.
The Technical documentation is underway, the documentation will follow with a building permit that will be issued in the end 2020.
There will be 2 Development phases:
1st. Development phase to start in 2021, 2Q, with 12.000 sq.meters buildable area above the ground;
2 Development phase with 12.000 sq.meters buildable above the ground to start in 2022 4Q. 2-5 storey office blocks. Offices layouts planned around the Atrium areas to get the maximum daylight.
2 Floor - dedicated to Co-working spaces. 6th. Floor - dedicated to big events with a major amphitheatre type hall with a capacity to bring in 1500 people for the big events, conferences, TV shows. Underground parking - 2 storeys below the ground.
